Read The Shell, Finish, Tile, Coping And Deck Together
Inspect visible finish texture, staining, cracking, patching and waterline tile, then continue outward through coping, expansion joints and deck surfaces. Movement, settlement, drainage and previous repairs can create a pattern that is missed when each item is treated as an isolated cosmetic detail.
Ask what finish is present, when it was installed and whether resurfacing or leak work has been completed. Documentation does not guarantee condition, but it helps distinguish a maintained system from one whose apparent age is based only on color and listing presentation.
